Tenant In Common (TIC) - A TIC is a form of direct real estate ownership in which multiple investors each hold an undivided, fractional interest in a property. TIC owners typically have different percentage interests, and each is entitled to their pro rata share of the property's net income. Delaware Statutory Trusts (DST) - A 1031 DST is a DST that is created to qualify as Qualified Replacement Property, as provided in IRS Revenue Ruling 2004-86, to satisfy IRS replacement property rules in a 1031 tax-deferred exchange. For the remainder of this document we will be referring to 1031 DSTs as simply DSTs. A DST allows an investor to own an equitable economic interest in the trust, with the trust owning legal title to real estate.
